Situation
General information
The Gavà project is a block of social housing, developed by the Arám Foundation, at a time of profound real estate transformation. From the beginning of the project, in 2009, until the completion of the work in 2013, the aid -both public and banking- suffered such profound changes that they destabilized, mainly, citizens in need of affordable housing, as well as those foundations or companies that promoted this type of activity.
Exteriors
This is a multi-family building with 30 apartments, 6 per floor, with 2 and 3 bedrooms. The project was developed in the Partial Plan of the “Riera de San Llorenç” sector of Gavà, with use, already foreseen in its planning, of protected housing under a general regime. The planning proposes a specific volumetry, aligned to the street; parallel to it, the site has a steep slope that allows the optimization of the parking floor and provides it with ventilation and natural light. The project is built with industrialized systems in its structure, enclosure and some elements of its facilities. The structure is made of concrete, based on load-bearing walls, pillars and hollow core slabs.
A light ventilated envelope of corrugated sheet metal covers the entire building, allowing it to give continuity, a unique texture and a weightlessness to the whole, the façade is personalized by the wide balconies of each dwelling.
Sustainability and circular economy
Centralized installation systems are proposed, to guarantee maximum efficiency; solar panels supply the hot water and support the heating. Individualized control and monitoring is planned for each dwelling, and an energy manager is introduced for its proper functioning.
